Tenant Letting Fees

Please take your time to read the below tenancy information to be aware of any fees that may become payable during the tenancy you are looking to enter into.

 

We believe you should understand these before you make any decision about a property.

 

Please be aware acceptance to any offer will be subject to contract, referencing through a third party referencing agent who will undertake previous landlord checks, employment checks, credit checks and ID checks. 

 

Prior to move in.

 

1 - Holding deposit. One weeks rent. This will be taken to begin the application stage and added to your account to go towards the cost of your first months rent/deposit. The holding deposit will be retained by the agent if the tenant or any guarantors fail right to rent checks, withdraws from the tenancy once application forms have been sent, provides misleading or false information or fails to sign their tenancy agreement.

 

2 - Security deposit ( per tenancy) Equivalent to five weeks  rent. This covers any damages/defaults made by the tenant during the tenancy. This will be held by a government deposit protection scheme during the duration of the tenancy.

 

During the tenancy.

 

  1. Loss of key or other security devices . Replacement or additional key £15 per key. If the loss results in locks needing to be changed/a lock smith attending the property the full cost including VAT will be charged to the tenant. The cost of £15 per hour will be added to the cost if an agent needs to be present at the property whilst works are carried out.
  2. Unpaid/late rent- 3% of the rent will be chargeable from 14 days rent arrears.
  3. Termination of tenancy agreement- If the tenant ( with agreement from the landlord) wishes to terminate the contract early the tenant will be liable to pay the landlords re lettings cost.
  4. Amendments to tenancy agreement (tenants request) £60 incl Vat per new agreement.
